The first phase of the Horizon Trails apartments located at 187th and South Center Streets hopes to be open for business by this Friday.
Community manager Jennifer Cregan said the management company is awaiting the issuance of the certificate of occupancy by the Johnson County Fire Department; a requirement which should follow an inspection by the department and is expected come by the end of this week.
Until then, the 11 building 168 unit apartments will continue pre-leasing. Cregan explained that one and two bedroom apartments will be a part of a community loaded with amenities including a saltwater pool, a clubhouse with both business and fitness centers, a playground, outdoor exercise equipment and, developers have plans to construct a walking trail that will tie into the Gardner Greenway Corridor.
Cregan said that one bedroom units will lease for $695 per month; two bedroom units will be available for $895.
“All units are available at market rate,” she explained.
Gardner assistant city manager Melissa Mundt said that the Horizon Trails Apartments are currently one of the largest apartment developments in the entire Kansas City Metro Area.
Developer Matt Williams of Horizon Trails, LLC, believes that his group chose the right time to build out this location in Gardner. The developers first considered building single family housing, but when the market changed so, too, did their plan.
“When we first started looking in Gardner in 2006 this was one of the fastest growing communities in the area. When the market went the way it went we choose apartments because it has been our experience that when housing isn’t going well, apartments do.
On top of that with the Intermodal coming, even though now it’s going to be in Edgerton, we felt that all those people coming in (would need housing),” he said.
The group owns 40 acres at the site.
