NOTICE OF HEARING ZONING VARIANCE APPLICATION
Case No.: VA2017-02 (Signage)
Notice is hereby given that the Board of Zoning Appeals of the City of Edgerton, Kansas, will open a Public Hearing at a called meeting on Tuesday, September 12, 2017 at the Edgerton Community Building, 404 E. Nelson Street, Edgerton, Kansas at 7:00 p.m., or as soon as possible following the adjournment of the Planning Commission meeting, at which time and place the public may be heard in regards to the zoning variance requests on property situated in the City of Edgerton, Johnson County, Kansas to wit:
Abeln & Associates Architects, applicant for property located at 106 W. 3rd, is requesting consideration and approval of a request for variance from the signage permitted in commercial districts required under the Unified Development Code Section 12.9 Table C (VA2017-02) and consideration and approval of a request for a variance from the parking and loading standards – design standards and required dimensions, regarding drive aisles required under the Unified Development Code 10.2 D, 1 (VA2017-03) on the following property:
A tract of land being part of Lot 3 and Lot 4, County Clerks Subdivision, a subdivision of land recorded in Plat Book 4 at Page 39, located in the Northwest Quarter of Section 7, Township 15 South, Range 22 East, in the City of Edgerton, Johnson County, Kansas, being more particularly described as follows:
Commencing at the Northeast corner of said Northwest Quarter; thence South 88°17’14” West, along the North line of said Northwest Quarter, 974.13 feet; thence South 01°42’46” East, 20.00 feet to a point at the Northwest corner of said Lot 4, said point also being the Point of Beginning:
Thence North 88°17’14” East, along the North line of said Lot 4 and Lot 3, 260.00 feet; thence South 01°49’35” East, 260.64 feet; thence South 88°11’08” West, 260.00 feet to a point on the West line of said Lot 4; thence North 01°49’35” West, along said West line, 261.10 feet to the Point of Beginning. Contains 67,826 square feet or 1.557 acres, more or less.
